Rob Polo Home Services is a family owned and operated exterior home services company serving all of Connecticut and Western Massachusetts for over 20 years. All work is performed by our own professionally trained employees. We never subcontract. Rob Polo Home Services carries general liability insurance and workers compensation coverage on every job.

SERVICES OFFERED

Rob Polo Home Services provides the following exterior home services for residential, estate, and commercial properties. Gutter cleaning. Gutter repair. Gutter whitening. Soft wash exterior house washing. Roof cleaning. Asphalt sealcoating and maintenance. Paver cleaning and resand and seal. Deck cleaning, staining, and restoration. Hardscape cleaning and maintenance. Fence cleaning.

PAYMENT TERMS

Payment is due upon receipt of invoice. Rob Polo Home Services accepts cash, check, and all major credit cards. A discount is applied to invoices paid by cash or check — invoices under $400 receive a $10 discount and invoices of $400 or more receive a $20 discount. Discount is applied at time of payment and noted on the estimate. Invoices unpaid after 30 days are subject to a late fee of 1.5% per month on the outstanding balance. Rob Polo Home Services reserves the right to waive late fees at its discretion.

CARD ON FILE

Rob Polo Home Services requires a valid payment method to be saved on file at time of booking for all services. Your card on file serves as a payment guarantee only. For your convenience your card will not be charged if payment is received by cash or check within 30 days of service completion. Any invoice remaining unpaid after 30 days will be automatically charged to the card on file. Rob Polo Home Services will notify you prior to charging your card on file. Your payment information is stored securely through our payment processor and is never shared with third parties.

DEPOSITS

A deposit is required for services involving custom material purchases or significant labor commitments including but not limited to deck staining and restoration, paver resand and seal, hardscape restoration, and major asphalt repair. Deposit amounts are noted on each estimate. Deposits are non-refundable if the customer cancels within 48 hours of the scheduled service date or after materials have been purchased on their behalf.

SCHEDULING AND WEATHER

All services are weather dependent and may be rescheduled due to rain, wind, extreme temperatures, or unsafe conditions. Rob Polo Home Services will contact customers promptly to confirm rescheduled dates. We do not charge cancellation fees for weather related rescheduling. Scheduling is provided as a week of estimate with specific date confirmed the day before service.

PROPERTY ACCESS

Customer is responsible for ensuring access to the property on the scheduled service date including unlocking all gates, removing obstacles, securing pets inside the property, and ensuring a working water source is available where required. If access cannot be obtained on the scheduled date the job may need to be rescheduled and a trip charge may apply. Please close all windows and doors before our crew arrives for soft wash services.

PRE-EXISTING CONDITIONS

Rob Polo Home Services is not responsible for pre-existing property conditions including but not limited to deteriorated window seals, aged or damaged siding, cracked or failing caulking, structural deterioration, damaged or aging gutters, weathered or deteriorated wood surfaces, stained or damaged hardscape, or any condition that predates our service. Before and after photos are taken on every job for quality documentation purposes. Any damage claim must be raised within 48 hours of service completion and must be demonstrably caused by our service rather than a pre-existing condition. Rob Polo Home Services will investigate all damage claims professionally and work toward fair resolution.

GUTTER CLEANING

Gutter cleaning services include cleaning and flushing of all visible gutters and downspouts only. Underground and inground downspout systems are excluded from our service scope. Rob Polo Home Services is not responsible for underground drainage blockages or failures existing before or after service. Any underground drainage concerns should be addressed by a qualified drainage contractor. Gutter cleaning does not include gutter repairs — any repair needs identified during service will be communicated to the customer and quoted separately before work begins.

GUTTER WHITENING

Gutter whitening results may vary based on the age, material, and condition of existing gutters. Heavily oxidized or significantly damaged gutters may not achieve full restoration. Rob Polo Home Services is not responsible for pre-existing gutter damage or oxidation that cannot be fully removed.

SOFT WASH SERVICES

All soft wash services including house washing, roof cleaning, fence cleaning, and deck cleaning use low pressure chemical application at safe concentrations appropriate for each surface type. Rob Polo Home Services does not pressure wash. Windows and trim are pre-wetted prior to application on all soft wash jobs. Rob Polo Home Services takes reasonable precautions to protect surrounding landscaping and property during all soft wash services. Minor overspray or incidental contact with surrounding surfaces is inherent to exterior cleaning services. Rob Polo Home Services is not responsible for pre-existing damage to windows, siding, trim, or any surface condition that predates our service.

ROOF CLEANING

Roof cleaning results may vary based on roof material, age, and extent of biological growth. Heavy moss and lichen may take 6 to 12 months to fully detach and weather off naturally after treatment. This is a normal part of the soft wash process and does not indicate that retreatment is needed. Rob Polo Home Services backs all roof cleaning services with a two year retreatment guarantee. If you experience significant regrowth on any treated area within two years of your service date we will return and retreat that area at no charge. Regrowth timeframes vary based on environmental factors including sun exposure, shade coverage, proximity to trees, roof pitch, and local humidity levels. The retreatment guarantee covers significant regrowth on treated areas only and does not apply to areas not included in the original service scope.

ASPHALT SEALCOATING AND MAINTENANCE

Sealcoating results may vary based on the age and condition of existing asphalt. Rob Polo Home Services is not responsible for pre-existing asphalt deterioration, cracking, or failure that becomes more visible following sealcoating application. Sealcoating is a preventative maintenance service and does not structurally repair damaged asphalt. All sealcoating jobs include two coat hand brushed application per manufacturer specification. Rob Polo Home Services does not offer single coat application. Please allow 48 to 72 hours before driving or walking on sealed surfaces. Rob Polo Home Services is not responsible for damage to completed sealcoating resulting from failure to observe recommended cure times.

PAVER CLEANING AND SEALING

Paver cleaning and sealing results may vary based on the age, condition, and material of existing pavers. Polymeric sand replacement and sealer application require dry conditions and appropriate temperatures for proper curing. Rob Polo Home Services is not responsible for pre-existing paver damage, settlement, displacement, or joint erosion. Please allow 24 to 48 hours before use following sealer application. Rob Polo Home Services is not responsible for damage to completed paver work resulting from failure to observe recommended cure times including damage caused by rain within the cure window.

DECK CLEANING AND STAINING

Deck staining and restoration results depend on the condition of existing wood. Rob Polo Home Services is not responsible for pre-existing wood deterioration, rot, raised grain, warping, or structural damage identified during or after service. Any wood condition concerns will be communicated to the customer before work begins. All deck staining is performed using Sherwin Williams professional grade deck stain. Please allow 24 to 48 hours before use following stain application. Rob Polo Home Services is not responsible for damage to completed deck work resulting from failure to observe recommended cure times.

HARDSCAPE CLEANING

Hardscape cleaning results may vary based on surface material, age, and condition. Natural stone, brick, concrete, and specialty surfaces may respond differently to cleaning solutions. Rob Polo Home Services is not responsible for pre-existing staining, weathering, efflorescence, or surface conditions that cannot be fully removed. Rob Polo Home Services takes reasonable precautions appropriate to each surface type and material.

GUTTER AND PROPERTY REPAIRS

All repair services are performed based on conditions visible and accessible at time of service. Rob Polo Home Services is not responsible for underlying structural issues or additional damage identified after repair work is completed. All repairs require a separate written estimate and customer authorization before work begins. Rob Polo Home Services does not perform repairs without prior customer approval.

UNDERGROUND UTILITIES AND SYSTEMS

Rob Polo Home Services is not responsible for damage to underground utilities, irrigation systems, drainage systems, invisible fencing, or hidden property features that are not marked or disclosed before service begins. Customer is responsible for notifying Rob Polo Home Services of any underground systems in the service area before work begins. Connecticut law requires that Dig Safe be called before any ground penetrating work — customers are responsible for compliance where applicable.

PHOTOGRAPHY AND MARKETING

Rob Polo Home Services photographs completed work on every job for quality documentation and marketing purposes. Photos may be used on our website and social media channels to showcase our work. Customer names, addresses, and personal identifying information are never shared publicly without explicit written consent.

CONCERNS AND DISPUTE RESOLUTION

Any concerns regarding completed work must be raised within 48 hours of service completion by contacting our office directly at 860-982-3300 or liz@robpolo.com. Rob Polo Home Services is committed to resolving all concerns professionally and directly. We ask that customers contact us before posting public reviews or pursuing third party resolution to allow us the opportunity to address concerns appropriately. Rob Polo Home Services will make every reasonable effort to resolve legitimate concerns in a timely and professional manner.

ESTIMATE VALIDITY

Estimates are valid for 30 days from the date issued. Pricing is subject to change after this period. Rob Polo Home Services reserves the right to adjust pricing if property conditions differ materially from what was represented or observed at time of estimate.

INSURANCE AND LICENSING

Rob Polo Home Services carries general liability insurance and workers compensation coverage on every job. Coverage information is available upon request. All work is performed by our own professionally trained employees. Rob Polo Home Services never subcontracts work to third parties.

LIMITATION OF LIABILITY

Rob Polo Home Services liability for any claim arising from services performed is limited to the cost of the service performed. Rob Polo Home Services is not liable for consequential, incidental, or indirect damages arising from any service. This limitation applies to the fullest extent permitted by Connecticut law.

GOVERNING LAW

These terms and conditions are governed by the laws of the State of Connecticut. Any disputes arising from services performed by Rob Polo Home Services shall be resolved in the courts of Hartford County Connecticut.
